These specifications demonstrate the general level of finish of all home plans in Thistle Hill  (the Andrews, Burritt, Chaffee, Lawrence, Meech,  Partch and Tuttle plans). More detailed specifications are available for each home plan.

LANDSCAPING:  Indigenous boulder rock walls. Topsoil from the site. All disturbed areas to be seeded. Shrub and tree plantings. Paved driveways. Hiking trails and footpath's.

 

FOUNDATION: Poured concrete 8" walls. Wall and footer is 9' high and 4'-6" at walkouts and garage doors. Perimeter underdrain tied to storm sewer or drained to daylight. 4" poured concrete 3000 PSI at Lower Level, 4000 PSI at Garage, steel trowel smooth. Slab in Lower level poured over 4 mil poly vapor barrier, and minimum 8" compacted gravel.   

 

FRAMING: Advanced framing techniques used. LVL beams as needed/required per engineering design. 2 x 10 floor joists. Exterior walls are 2 x 6 - 24 OC. Interior walls are 2 x 4 - 24 OC. 1St floor height is 9'-1".  2nd floor is 8'-1" and Lower Levels are approximately 7'-8" (8'-8" with Walk-out Lower Levels).

 

ROOFS:  Manufactured truss 24 OC whenever possible; dimensional lumber rafters as required in other plans and locations.  5/8" tongue and grove OSB. 30 yr architectural composite shingles Galvanized 8" drip edge, 30 lbs felt paper with continuous ridge vent. Tamco "Ice and Water" at all eave edges and in valleys.   

 

FRONT PORCH:  Front porch as shown on plans.  Stained ACQ wood decking. 

 

EXTERIOR: Low maintenance, premium all Vinyl siding and trim parts. PVC embossed coils stock on facia. Vented soffits, Vinyl bead board ceiling on the front porch ceiling and at cantilevers.

 

INSULATION: Exterior walls 6" (R19) fiber glass batt.  3 ½ " sound insulation in bathroom walls and laundry rooms. Ceilings are 14" cellulose (R51). Lower level foundation conditioned space is Thermax "white face" 1.55" (R10). Garages ceiling when living space above are 10" dense pak cellulose (R35).

Selected areas sealed with sprayed foam insulation for additional air sealing and insulation.

 

WINDOWS & DOORS:  Jeld-Wen double hung and picture windows with easy tilt sash and full screens. Exterior Doors are Therma-Tru steel insulated with adjustable thresholds. Double bore, handle and deadbolts keyed alike.  Front entry to have either sidelight with 3'-0 door or glass in the front door.                   

 

INTERIOR DOORS:  Masonite six panel, hollow core with 2 ½" colonial casing. Standard hardware is satin nickel.  Hardware available in three other finishes.

 

HEATING & VENTILATION:  Slant-Fin natural gas fired, direct vent, 85.5% efficient boiler to provide heat and hot water. Two Honeywell zone valves control the baseboard hot water heat. Full bath fans rated for continuous duty programmable through a fan timer switch. Microwaves installed over ranges vented to the outside. Dryer venting to the outside provided.

 

PLUMBING:     Kohler Coralais and Devenshire fixtures standard. Sterling (by Kohler) Middleton double basin kitchen sink, Sterling Ensemble shower and tub stalls standard. Sterling toilets.  All plumbing completed to code by licensed plumber.

 

ELECTRICAL & UTILITIES: 100 AMP service includes arc fault and GFI protection. Conveniently located phone and TV connections in all Bedrooms, Kitchen, Living Rooms and Dens labeled and "home run" to mechanical room. Phones are fiber optic with punch down block installed. Hard wired smoke and CO2 protection with battery back-up. Smoke detectors are in each Bedroom. Dual smoke/CO2 detectors on each floor per code. Washer and dryer hookups provided. Electrical installed to code using a licensed Electrician.

                       

PAINT:  Interior walls and ceilings one coat primer, one coat flat paint. Doors and trim two coats white semi gloss. Standard is one color walls and ceiling, with one room of custom wall color paint.   

Exterior paint trim and frieze boards white satin finish. Exterior doors to receive an accent color standard. Garage doors to match siding color or trim white. 

 

APPLIANCES:  GE "Energy Star" rated appliances include Profile 22.2 cf Bottom-Freezer Drawer Refrigerator PDS22MBW, GE 30" Free Standing, Self-Clean Gas Range JGBP28DEM, GE Spacemaker Over-the Range Microwave Oven JVM1730DMW (vented to outside). GE Tall Tub Built-In Dishwasher GLD4500N.

 

FLOORING:  Hardwood flooring normally in Kitchen, and Dining. Carpet in Bedrooms,  hallways, stairs, Family and Great Rooms. Ceramic Tile in Mudroom and Master Bath.  Vinyl in Laundry, Main Baths and Powder Rooms.

 

CABINETS & COUNTERTOPS:   Factory made Mid Continent  Pro-Series cabinets. E 2000 laminate tops on the wall; Granite on the island. Master Bath, Main Bath and Powder Room vanity tops are cultured marble with integrated bowl. Selection of cabinet woods, countertops and hardware. 

 

INTERIOR TRIM:     Window and door casing is 2 ½" colonial. Baseboard is 3 ¼" colonial. Primed and painted trim white.

 

CLOSETS:  Vinyl wire mesh shelving and one clothes rod per closet typical with two shelf/rods in Master Closet.

 

CERTIFICATIONS:  All homes are enrolled in and rated by the National Green Building Standards program and the Energy Star program.  Third-party inspectors inspect the building of each home at different stages of construction.  

            Thistle Hill has been endorsed by the Vermont Smart Growth Collaborative for its environmentally friendly design and site development.
