Thistle Hill is a mixed-use residential neighborhood, located on the edge of Hinesburg Village. Built on the hillside above Mechanicsville Road, and within walking distance of the village services, this neighborhood provides an intriguing setting.
Thistle Hill is being developed in three phases. The Garden Homes in the initial phase (Sites 12-22) enjoy sweeping views to the west, all the way to the Adirondack Mountains in New York. Sunsets can be spectacular! Six of the initial homes are occupied, and two more homes are ready for buyers.
The second section, Thistle Hill East has BEGUN! These homes will be "over the hill" and tucked away in the trees around the bend. Construction can begin on your home as soon as you decide which lot is best for you.
The third section will be 32 Adult Condominiums that will be designed for people 55 and older. The timing for the Adult Condominiums is undetermined, but will be developed in the future.
Garden Homes are situated on their own plot of land, and within the larger common land shared by all homeowners. Each owner owns in "fee simple" their own property, while sharing in common the surrounding land and the 14.2 acres of Open Space. Yards and common areas are maintained by the homeowners association year-round, leaving the owners free of yard work.
Thoughtful designs, attention to details and the utilization of "green" efficiencies are standard in all homes in Thistle Hill. Efficiencies are third-party rated as every home is enrolled in the National Green Building Standards certification program and is Energy Star rated. Homes are served by Town of Hinesburg water and sewer, fiber optic telephone lines (Waitsfield Telecom), underground electric power (GMP), cable TV (Comcast) and natural gas (Vermont Gas Systems) for heat.
The neighborhood is surrounded by wooded Open Space and a series of hiking trails. So finding your true nature at Thistle Hill combines the Mother Nature's woods, 'green' homes for discerning buyers, in a village neighborhood.
